Selling Your Home in Winter? First Impressions Matter More Than You Think

View the Video HERE

Winter in Manitoba isn't exactly known for rolling out the welcome mat. Between freezing temperatures, icy sidewalks, snow-covered driveways and the endless parade of wet boots, keeping a home showing-ready can feel like a full-time job. But if you're selling your home during the winter months, a little extra preparation can make a significant difference in how buyers experience your property.

When someone books a showing or attends an open house, they've already made the effort to venture out into the cold. They're interested enough to brave the weather, which is a good start. The last thing you want is for their enthusiasm to disappear before they've even made it through the front door.

Your First Impression Starts Outside

Imagine arriving at a home you're considering purchasing. The driveway hasn't been cleared properly, the front steps are slippery, and you have to navigate a snowbank just to reach the entrance. By the time you've made it to the door, you're already wondering how much work this property is going to require.

Fair or not, buyers often associate the condition of a home's exterior with how well the rest of the property has been maintained. A neglected walkway can raise questions about other maintenance items, even when the home itself is in excellent condition.

Keep driveways, sidewalks and steps cleared of snow and ice. Use an appropriate ice melt or traction product where necessary, and make sure visitors can comfortably access the front entrance. Pay attention to exterior lighting as well, particularly with Manitoba's shorter winter days. Buyers attending late afternoon or evening showings should be able to see where they're walking and feel comfortable approaching the property.

Make Entering Your Home Easy

There's something uniquely frustrating about standing outside in minus 30-degree weather while someone struggles with a frozen lock or a door that refuses to open. It's hardly the introduction you want for a potential buyer.

Before showings, check that exterior doors open smoothly, locks operate properly and entryways are free from ice buildup. If your door tends to stick during colder weather, address the problem before it becomes part of someone's first impression.

Once buyers step inside, the entrance should feel organized and welcoming. Winter footwear brings plenty of snow, salt and moisture into a home, so having clean, absorbent entrance mats is a practical necessity. A boot tray provides a convenient place for visitors to leave their footwear without tracking water throughout the property.

And while we're discussing boot trays, make sure yours isn't already overflowing with the family's winter boots. Buyers need somewhere to put their own shoes, and a cluttered entrance can make even a generously sized foyer feel cramped.

Keep Your Home Comfortable

One of the simplest ways to make a winter showing more enjoyable is to ensure your home is comfortably heated.

Buyers who have just come in from the cold should immediately notice a pleasant temperature. If the house feels chilly, they're likely to keep their coats on, move through the rooms more quickly and spend less time appreciating the features you're trying to showcase.

This is particularly relevant for vacant properties, where homeowners may be tempted to turn down the thermostat to reduce heating costs. While managing expenses is understandable, an uncomfortable showing environment can work against your efforts to sell.

A warm home encourages buyers to relax, take their time and imagine themselves living there. That's exactly the experience you want to create.

Pay Attention to Winter Odours

Winter has a way of introducing some less-than-pleasant smells into our homes. Damp mittens, wet boots, pet odours and stale indoor air can become particularly noticeable when windows remain closed for extended periods.

Before a showing, remove wet outerwear, empty boot trays, tidy pet areas and make sure the entrance is clean and dry. Regular cleaning and proper ventilation will do far more for your home's presentation than attempting to cover unpleasant odours with heavily scented products.

A subtle seasonal fragrance can be inviting, but moderation is essential. A faint hint of cinnamon might feel welcoming, while an overpowering fragrance can leave buyers wondering what you're trying to hide. Some visitors are also sensitive to scented products, so a clean, fresh-smelling home is generally your safest choice.

Let the Light Work for You

Natural light is one of the features buyers consistently appreciate, and Manitoba winters don't give us an abundance of it.

Open blinds and curtains before showings to make the most of available daylight. Clean windows, turn on interior lighting and replace any burned-out bulbs. Pay particular attention to hallways, stairways and rooms that receive limited natural light.

If you're selling during the darker months, lighting can significantly influence how spacious and inviting your home feels. You want buyers to appreciate the property itself rather than struggle to see its features.

Remember That Buyers Are Experiencing a Home, Not Just Viewing One

Selling a home involves much more than presenting a collection of rooms and features. Buyers are considering how a property would fit into their everyday lives, and their experience during a showing helps shape that impression.

In winter, seemingly minor details can influence that experience. A slippery walkway creates frustration. A freezing entrance makes visitors uncomfortable. A cluttered foyer makes the home feel smaller. None of these issues necessarily reflects the overall quality of the property, but they can affect how buyers perceive it.

On the other hand, arriving at a well-maintained property, walking safely to the entrance and stepping into a warm, clean, comfortable home creates an entirely different impression.

Winter can actually be a wonderful season to showcase a property. Buyers have an opportunity to experience how the home feels during Manitoba's coldest months, including its heating, natural light and overall comfort.

If you're preparing to sell your home in Winnipeg or the surrounding communities this winter, give some thought to the experience you're creating from the moment a buyer arrives. The goal is to make it easy for them to concentrate on everything your home has to offer.

After all, buyers may forget the exact measurements of your living room, but they're far more likely to remember how they felt standing in it.

Immediate Possession Prairiehaven Former Show Home in Ridgewood West

Immediate Possession Prairiehaven Former Show Home in Ridgewood West

Watch the Video Tour!

If you’re searching for a new home in Winnipeg but don’t particularly feel like waiting months for one to be built, this former show home in Ridgewood West deserves a look. This Prairiehaven is available for IMMEDIATE POSSESSION, is loaded with upgrades and is priced at just $725,000.

Located in Ridgewood West in Winnipeg, this home combines the benefits of new construction with many of the finishing touches you would normally spend time, and quite a bit of money, adding after possession. As a former show home, it has already been finished with upgrades throughout, including an upgraded exterior, Gemstone lighting, a rear deck, window coverings, an appliance package, air conditioning and a 20' x 22' double attached garage.

A Main Floor Designed for Real Life

Step inside and you’re welcomed by a large foyer with plank flooring and an upgraded staircase featuring glass inserts and maple capping. The layout also includes something many Winnipeg home buyers are specifically looking for: a main-floor bedroom and full bathroom.

The bedroom is currently being used as an office, making it easy to picture the space working in several different ways. It could remain a home office, become a guest room or provide a main-floor bedroom for a family member who would rather skip the stairs. There is also plenty of hallway storage, which is one of those features that may not be terribly glamorous until you actually live in a house without enough of it.

The main living area is bright and open, with large windows bringing plenty of natural light into the space. The living room features a fireplace entertainment wall, while the adjoining dining area keeps the main floor open and connected.

An Upgraded Kitchen With the Details Already Done

The kitchen continues the upgraded finishes with quartz countertops, upgraded cabinetry, under-cabinet lighting and a large pantry. The appliance package is also included, which means another major item can be crossed off the post-possession shopping list.

Quartz countertops continue beyond the kitchen into the bathrooms, helping carry the finishes consistently throughout the home.

Four Bedrooms Upstairs, Plus Laundry

Head upstairs and you’ll find a large primary bedroom with a walk-in closet and a beautiful ensuite. Three additional bedrooms provide plenty of room for children, guests, hobbies or another office, depending on what your household actually needs.

There is also another full bathroom and upstairs laundry. Anyone who has spent years hauling laundry baskets between floors will understand why that particular feature tends to become non-negotiable once you’ve had it.

Altogether, the home offers five bedrooms, including the main-floor bedroom, along with a full bathroom on the main floor and two additional full bathrooms upstairs.

More Than Just the Pretty Upgrades

There is plenty here that you won’t necessarily notice during the first few seconds of a walkthrough. This Prairiehaven includes triple-pane and dual Low-E windows as specified by the plan, a piled foundation, a 200-amp electrical panel and an electric 65 U.S. gallon hot water tank.

The home also includes 4-inch MDF baseboards and 3-inch casings, along with a 1-2-5-10 National Home Warranty.

These are the kinds of specifications worth paying attention to when comparing new homes. Beautiful kitchens photograph well, but the construction details and included mechanical features are going to be part of your home long after you’ve decided to change a paint colour.

Immediate Possession in Ridgewood West

One of the biggest advantages of this home is simple: you don’t have to wait for it to be built. For buyers who need to coordinate the sale of an existing home, have a specific moving timeline, don’t want to go through the construction process or simply don’t want to deal with a bidding war for a resale home, an immediate-possession former show home can be an excellent option.

Instead of competing against other buyers and wondering where your offer will land, you know the price of the home, you can see exactly what you’re buying and, in this case, you can move in right away.

This Prairiehaven is currently priced at $725,000, and front landscaping is included until October 31, 2026.

If you’ve been searching for a new home in Winnipeg, particularly in Ridgewood West, and want something you can move into now without sacrificing the upgrades, contact me to arrange a private tour.

If I Can Afford the Mortgage, I Can Afford the House... Right?

"If I can afford the mortgage, I can afford the house."

That simple sentence has probably destroyed more household budgets than rising interest rates.

It's one of the biggest misconceptions I hear from buyers.

The mortgage is only one piece of the cost of homeownership. Before you buy, you also need to account for:

Property taxes

Home insurance

Utilities

Ongoing maintenance

That last one is the expense people forget most often.

Your house will eventually ask for more money. It just won't send you a calendar invitation first.

And here in Manitoba, maintenance always seems to have a favourite season: January.

The furnace decides it's had enough during a cold snap. The hot water tank springs a leak. The sump pump picks the worst possible time to stop working. The roof suddenly needs attention. Of course, it's minus 30 outside, and every contractor in town is already booked.

None of these repairs are unusual. They're simply part of owning a home.

So before you fall in love with a property, do one simple calculation.

Add together your:

Monthly mortgage payment

Property taxes

Home insurance

Utilities

A realistic monthly amount set aside for maintenance

Now ask yourself one question.

Does that total still feel comfortable?

If the answer is yes, you're in a much better position to enjoy your home without constantly worrying about the next bill.

If the answer is no, you've probably just saved yourself from becoming house poor.

Buying a home should improve your life, not stretch your finances to the breaking point.

If you're wondering what a realistic monthly budget looks like for your price range, send me a message. I'll help you work through the true cost of ownership before you fall in love with a house that ends up costing more than you expected. 204-330-1103
