Kensington Homes in Winnipeg & Surrounding Areas | Visit Our Grande Pointe Show Home

If you’re considering building or purchasing a new home, visiting a show home is one of the best ways to move from looking at floor plans and photographs to understanding what you really want in your next home.

At 388 Grande Pointe Meadows Boulevard, you can tour the Kensington Homes show home, experience the quality and design of a Kensington home in person, and learn more about the many options available when purchasing or building with Kensington Homes.

Experience a Kensington Home in Person

Kensington Homes is one of the builders in Grande Pointe Meadows, offering buyers a selection of home designs and building opportunities within the development.

The show home at 388 Grande Pointe Meadows Boulevard gives you an opportunity to experience a Kensington home firsthand. You can walk through the layout, see the finishes and features, and get a much better sense of the details that can be difficult to appreciate from a floor plan alone.

More importantly, the show home is a place to start a conversation about what you're looking for.

The home you're touring doesn't have to be the home you ultimately purchase or build. You may prefer a completely different model, need additional bedrooms, want a bungalow instead of a two-storey, require more garage space or simply be looking for something that fits a different budget.

That's where I can help.

Explore Your Kensington Homes Options

As a Kensington Homes representative, I can help you purchase or build a Kensington home in any community where Kensington Homes builds and in any available model.

While you'll find me at the Kensington Homes show home in Grande Pointe Meadows, my ability to assist you isn't limited to this community or this particular show home.

If you've found a Kensington model you love somewhere else, you're interested in another Kensington community, or you simply aren't sure where or what you want to build yet, I'm happy to help you through the process.

We can look at the bigger picture together, including communities, available lots, home models, current inventory, pricing, possession timelines and the features that matter most to you.

Building, Buying or Still Exploring

There are several ways to purchase a new Kensington home.

Depending on current availability, you may have the opportunity to select a lot and build, purchase a home already under construction, or choose a completed or quick-possession home.

If you're building, I can help you explore the available Kensington models and determine which options best suit your lifestyle, budget and priorities.

And you don't need to arrive knowing exactly what you want.

For many buyers, that's part of the process. We can start with what you do know, whether that's your preferred area, budget, number of bedrooms, style of home or possession timeline, and work from there.

Your Kensington Homes Resource

My goal is to make the process of purchasing or building a Kensington home as straightforward as possible.

Whether you're interested in Grande Pointe Meadows or another community, a home you've already seen or a completely different Kensington model, I'm available to answer your questions, explain your options and help you navigate the process from your initial search through to your new home.

You aren't limited to the show home I'm sitting in.

Any Kensington community. Any available Kensington model. I'm happy to help.

If I Can Afford the Mortgage, I Can Afford the House... Right?

"If I can afford the mortgage, I can afford the house."

That simple sentence has probably destroyed more household budgets than rising interest rates.

It's one of the biggest misconceptions I hear from buyers.

The mortgage is only one piece of the cost of homeownership. Before you buy, you also need to account for:

Property taxes

Home insurance

Utilities

Ongoing maintenance

That last one is the expense people forget most often.

Your house will eventually ask for more money. It just won't send you a calendar invitation first.

And here in Manitoba, maintenance always seems to have a favourite season: January.

The furnace decides it's had enough during a cold snap. The hot water tank springs a leak. The sump pump picks the worst possible time to stop working. The roof suddenly needs attention. Of course, it's minus 30 outside, and every contractor in town is already booked.

None of these repairs are unusual. They're simply part of owning a home.

So before you fall in love with a property, do one simple calculation.

Add together your:

Monthly mortgage payment

Property taxes

Home insurance

Utilities

A realistic monthly amount set aside for maintenance

Now ask yourself one question.

Does that total still feel comfortable?

If the answer is yes, you're in a much better position to enjoy your home without constantly worrying about the next bill.

If the answer is no, you've probably just saved yourself from becoming house poor.

Buying a home should improve your life, not stretch your finances to the breaking point.

If you're wondering what a realistic monthly budget looks like for your price range, send me a message. I'll help you work through the true cost of ownership before you fall in love with a house that ends up costing more than you expected. 204-330-1103
