The mortgage is only one piece of the cost of homeownership. Before you buy, you also need to account for:
Property taxes
Home insurance
Utilities
Ongoing maintenance
That last one is the expense people forget most often.
Your house will eventually ask for more money. It just won't send you a calendar invitation first.
And here in Manitoba, maintenance always seems to have a favourite season: January.
The furnace decides it's had enough during a cold snap. The hot water tank springs a leak. The sump pump picks the worst possible time to stop working. The roof suddenly needs attention. Of course, it's minus 30 outside, and every contractor in town is already booked.
None of these repairs are unusual. They're simply part of owning a home.
So before you fall in love with a property, do one simple calculation.
Add together your:
Monthly mortgage payment
Property taxes
Home insurance
Utilities
A realistic monthly amount set aside for maintenance
Now ask yourself one question.
Does that total still feel comfortable?
If the answer is yes, you're in a much better position to enjoy your home without constantly worrying about the next bill.
If the answer is no, you've probably just saved yourself from becoming house poor.
Buying a home should improve your life, not stretch your finances to the breaking point.
